
OSTUNI
Regenerating the memory of a place and transforming it into responsible hospitality is at the heart of Vista Ostuni, a five-star hotel created from the restoration of the former Manifattura Tabacchi, now part of The Leading Hotels of the World. From the very beginning, the project has followed the international LEED BD+C: Hospitality protocol, reducing consumption and emissions while promoting biodiversity and guest well-being.

Once a convent, later a tobacco factory and abandoned for over sixty years, the complex has been returned to the community as a contemporary hospitality destination.
Vista Ostuni represents a virtuous example of adaptive reuse, where historical identity and environmental performance converge. Three hectares of Mediterranean gardens, planted with native species and designed to foster new natural habitats, complete the regeneration strategy.



Environmental responsibility informs every design choice. An advanced heat pump system generates domestic hot water and heats the pools by recovering and redistributing excess thermal energy from the building cooling cycle. Passive environmental strategies and natural shading reduce reliance on mechanical systems, ensuring a climate-sensitive approach aligned with the local context.

Wellbeing is embedded in every detail. VOC-free paints, hypoallergenic furnishings, natural materials, high-performance acoustic and thermal insulation, natural ventilation and intelligent daylight management create interiors that are both healthy and refined. Efficiency and comfort are not alternatives, but complementary values.


Vista Ostuni is more than a luxury hotel; it is a statement of responsible regeneration. The redevelopment of the former Manifattura Tabacchi demonstrates how a historic structure can be transformed into an efficient and contemporary space, generating long-term value for the territory, the local community and its guests.
Every design strategy reduces energy consumption and emissions, enhances biodiversity and fosters the creation of new natural habitats. Sustainable mobility solutions — including bicycle parking and electric vehicle charging stations — further reinforce the project’s commitment to an integrated and forward-looking approach to hospitality.
